2024.05.29 09:15 Antique-Extreme436 Leaving speedway

Ive worked at a speedway down the street from my house for 6 months. I was never meant to be there more than a couple months but i didn't have any other choice. I didn't have a car or a license, now i have both.
Everyday when i saw my co workers pulling into work with their cars, i would think what the fuck are they doing here. I could never imagine choosing to work here when you have a form of transportation to take you anywhere. I've made so little money the past 6 months. 13 an hour for a larger area in Michigan. Only took home 10 an hour after tax. Any fast food place near here starts at least at 15+ an hour.
Also management are pieces of shit. I have ate my lunch standing up one bite at a time between customers for the past 6 months. Management said "we don't really do breaks around here" despite the gm taking an hour lunch in his office everyday. Way too many days i stood at that sticky counter on a joke of a floor pad for 8 hours waiting til i could take a bathroom break just to sit for a minute. Once they saw that some employees were taking sit breaks on the cameras and they locked the only chair in the office everyday. One manager and her favorites just gossip in the back all day while i work alone.
I covered their asses way too much. Ive stayed up to 15 hours. I've left at 10pm only to return at 6am. When the ac broke we worked in 85 degrees. When i first started i was covered shifts at least once a week. Despite that, They would only give hours on the schedule to their favorites. When hired they told me i could have 40 hours a week and i watched it drop week by week down to 14 so they could hire people that would no call no show.
My previous job was a nanny, but once i moved hours away to be with my fiance i couldn't keep it. My gas station manager asked me about it. He said "so you want to do something a little more grown up?" All i could think was fuck you i used to set my own schedule and make 17+ an hour. When i told him im leaving to be a cna he told me might as well go all the way and be an RN. I said maybe id be a lpn. And he said dont, lpn just means low paid nurse. And im thinking to myself, this man has spent his whole life in a gas station and really is acting like lpn or cna isn't good enough. Also no thank you for your work or anything just "ok".
All of my other co workers act like im making a grave mistake by leaving. Like i couldn't do anything more lol. They're like why wouldn't you even stay part time?? Fuck that. You can waste your life selling cigarettes to crackheads under shitty Florescent lights for nearly minimum wage meanwhile accomplishing the same thing as the self checkout in life. Im not meant for that.

2024.05.29 09:12 Practical_Accident39 I can't bring myself to do things

Hello everyone! I have been abroad for 6 months now. I am studying the language at university and soon I will have to apply to universities (also I have 2 different language examines in 2 month which I don’t prepare. And I have to learn some math topics). Needless to say, I was going to start looking for universities 6 months ago?
At first I studied the language very hard and diligently, sometimes even too much, but from March things started to be not so good, however my life has been on "pause" since mid-April. I'm trying to force myself to do something, but it's not working. And I have a lot of things to do and I am very much ashamed, as everything is paid by my parent.
I had it in the past when I spent a lot of money on tutoring and training, and then dropped out without finishing. And also there were failures with rejections from schools and universities, because I first studied a lot and then stopped.
But now I can't do that, as my future is at stake. How can I get myself back into a rut? Just so you understand, I'm not just talking about studying or settling down in a new country, but I can't even bring myself to wash dishes and floors. Even though I hate dirt.
I don't have the option to take vacations because studying is on a schedule, and poor grades increase the chances of visa cancellation. And also I don't have the option to postpone my enrollment for a year as we are limited in funds for only 1 year abroad. And unfortunately medications I can't take right now either. If you have had such experience and some exercises etc helped you, please share.
Thank you all, have a nice day!

Wibtah if I quit after the first day?
A friend recommended me to her job. Straight off the bat on my application and during the interview I told them multiple times I do not work with kids under 3, I also told them I have to be off work before 4:30pm so I can be home in time for my own child. I also told them I would would be a classroom aide or assistant teacher but not a lead.
I know I shouldn't have ignored the red flags, especially when they called me to offer me the job. They completely ignored what I told them in the interview and what was on my application. They wanted me to work until 6pm. I told them again that I could not do that. They hung up on me and called a few hours later and told me they worked something out to where I can get off at 4. I stupidly took the job.
Last week I went in to fill out paperwork and management was horrendous. They were out front gossiping about some one that did not show up, they treated a high schooler like she was completely dumb and useless (even though we work in a daycare), someone in management got my name mixed up with someone else and we corrected her. She got upset at us for correcting her and acted like we shouldn't even be talking to her.
But today was horrible, I got stuck with a age group I said I would not work with. I walked in 15 mins early then my scheduled time.(Clocked in at 7:15 am.) They had me clock in, put away my stuff and shoved me in a classroom. The room was chaotic to say the least. The teacher that was supposed to train me did nothing. I had to ask questions, I took charge of the classroom and the children (even though I'm not certified).
The lead teacher was just in a corner talking to a bunch of other lead teachers, they were all gossiping about all the other employees and saying how much they hated that place and how they are going into debt just to survive while working there.
Nap time rolls around and I got 75% of the children to sleep while the other two teachers were trying to put the other 25% to sleep. They were shocked and started talking about me like I wasn't even there. The two teachers then got their break. 2pm rolls around and im still waiting for mine. So I informed the lead that I was taking my break.
So when I find my way to the break room right by the receptionist there are 6 teachers and a manager all surrounding the receptionist and gossiping. I hate all the gossip and management should not partake in it at all especially if it's stated in the handbook that you will be fired for doing so.
When I get back to the classroom the lead teacher finally acknowledges me by herself and asks "do you have anymore questions?" Only reason I was asking questions is cause no two centers are alike. She was not teaching me anything about anything. My friend had to leave her classroom just to teach me how to work their phone system and to let me finally use the restroom.
I ended up clocking out after my scheduled off time by a few minutes. There is so much wrong with the place, the building is not up to state codes and management and staff are not following state regulations on a lot of things. (The reason I know is my previous job was super strict on staying within the state and federal regulations).
I got home and just broke down crying. The whole building felt negative since I first stepped foot in it to do my application and my experience has been getting worse everytine I go in there. So wibtah if I call them and tell them I quit?

2024.05.29 08:50 Big-Kitchen-621 Poor management😀

I’ve been working at a dollar general as a key holder for about 2 months now. All of our asm are Hispanic and a girl who just got hired a week before me is being bumped up to an asm she’s also Hispanic, My gm is Hispanic as well. I half Hispanic but my skin tone is whites you wouldn’t know I was Mexican until you’ve seen my mom. All of the white employees hours got cut. I’m went from 20 hours a week to 8 if I’m lucky another girl went from 25 hours to 12 if she’s lucky and she’s on the brink of being fired. The Hispanic employees hours got bumped up though 😀. My gm is constantly telling people that she thinks I just don’t want to help and I’ve tried explaining to her that what she’s saying isn’t true and she’s creating a hostile workplace. I came to her two and a half weeks ago and let her know that I had some issues going on at home and it left me with no one to watch my kids so I asked to be on the morning shift. That’s when the whole “I feel like she just doesn’t want to help” started and that’s when my hours got cut. I was already working morning, so there wouldn’t be any change to the schedule. I’ve already started applying to other places but right now finding work is hard. I’ve worked in restaurants up until now and I’m still learning how retail works. She constantly checks my task when I say that it’s finished and if I forgot to pull an item forward or if customers come in a messes everything I’ve done up she gets upset with me and gets an attitude. She’s constantly trying to find a reason to be upset with me and I’m not sure what else to do. If I call hr they won’t do anything

2024.05.29 08:00 Future_Test_2496 Which company should I choose?

Hi! I’m a 24F recent graduate and I’ve been fortunate enough to have multiple interviews. Currently, I have 4 companies on top of my list which I consider working with. My dilemma is I am also reviewing for my upcoming board exam this year. To pass the boards is the main goal but atm, my dad is the only one working in the household, since my mom was offered a package due to company reconstruction. Majority of our monthly expenses came from my mom’s salary that’s why this sudden change of plans prompt me to apply even while reviewing for boards. I was hoping you can help give me advices on what should I choose among these companies. Thank you so much in advance.
Company A- first to interview me last April 29. Lowkey company but apparently has many branches nationwide. Already given me a job offer last May 21, which is more than the minimum of what I asked (which is great I know since it will greatly help my family’s expenses). In terms of other benefits, they have other government mandated benefits, HMO plus company car w/ gas & maintenance fee. The workload is okay based on what was discussed. 48 hrs per week. I’m already done with the medical and verbally agreed in accepting the offer but I haven’t returned the signed contract yet. Training will start as soon as I send my medical results and contract.
Company B- very BIG and well known company in the Philippines (🍺) . Done with the interview with both hiring manager and manager. Currently have the slip to undergo medical as well (May 28-June 11). No job offer yet. But afaik, the offer compared to Company A has a 1-2k difference (higher). Benefits is the same with company A, but higher HMO package. Training is longer and workload is heavier since they really ensure the readiness of the employee for the job. Work sched is not definite. Usually on call anytime of the day.
Company C- international company but the position somehow requires me to relocate in order for me to save travel time. No company car, no relocation package. Will be having a final interview by this week or next. Target start date is June 15. Salary that I asked is higher than that of Company A & B, which according to them is withing their budget. No job offer yet. Work sched is flexible, I just have to deliver the work quota.
Company D- subsidiary of one of the biggest pharmaceutical company in the Philippines. Work schedule is the typical 9-5 pm but sometimes OT may be required. A clinic set up. Definitely have the highest pay among the 3, but this role is the last choice for me. Will undergo a few more interviews. Accomodation is free. No company car. Have government mandated benefits and HMO, and discounts if I buy meds from their company.
Based on those information, which should I choose? This would be my first job, and of course I don’t want to waste these opportunities but I also don’t want to compromise my review for boards. Thank you in advance.
TL;DR I'm a 24-year-old recent graduate with four job offers to consider while preparing for my board exam. My dad is currently the sole earner after my mom took a package deal due to company reconstruction, so I need to start working to support our household. Company A has offered a good salary, benefits, and a manageable workload. Company B offers slightly higher pay but a heavier, unpredictable workload. Company C offers a higher salary and flexible hours but might require unsupported relocation. Company D offers the highest pay and free accommodation but is my least preferred role. I need advice on choosing a job that balances immediate financial support and exam preparation.

2024.05.29 07:53 workrz Seeking Opinions from Gig Workers on Flexible Long-Term Employment Options

Hi everyone,
I’m interested in understanding what gig workers think about a potential long-term employment model that combines the flexibility of gig work with the stability of traditional jobs. The idea is to allow employees to create their own schedules by choosing multiple part-time, long-term frontline jobs across multiple businesses, with full employment benefits. For example, someone could work two days as a supermarket cashier, two days as a warehouse clerk, and one day as a pizza delivery driver each week.
Would such a setup appeal to you? What do you think about the potential benefits and drawbacks? Your insights would be incredibly valuable as I plan to be the employer offering this model.
Thanks for your time!

2024.05.29 07:41 NoCelebration2709 I quit my job, returned the keys and now my old boss is claiming they’re new keys and my final paycheck will be withheld.

Hi, I’m going to say the name of where I (used to) work, because despite it being a small office, the workplace environment is toxic, disrespectful, and out of order. I worked at the Law Offices of Salami-Oyakhilome, P.C. In Jamaica Queens. The lawyer who was my boss, Ms.Salami, was a terrible boss who would make terrible deadlines, workloads, and had no respect for people’s personal lives, time, etc. I’d also like to say that as crazy as all this sounds, this is really happening to me and I’m just as confused as you probably will be after reading this.
I was hired by her son at the office about a month and a half ago. Her son, who’s a very reasonable person and now a good friend, practically held this poor excuse of a legal office together. [Note: To my knowledge after speaking to him post quitting he wanted to leave this place a while ago but stuck through given it’s his mom I’d assume]. After working there for about a month and half, I reached nearing a point where I wanted to quit but because the son was there and she only showed in the office for a short amount of time each day, I decided to push through because he was unlike his mother a great leader and manager and a genuine pleasure to work alongside. This was until about sometime last week where I got a call from her on my day off at 7 in the morning. I would like to preface before I continue that, I had let Ms.Salami know they day before I’d be not home because I was with my grandfather (who’s sickly) and I even left a hour early the day prior to see him before a procedure so she was well aware I was busy and had a lot of things going on in my life and family. When I picked up the phone she begins to tell me a brand new schedule, without even consulting me on my availability, despite me only starting a month and a half ago, and having a conversation regarding both my hours and availability; none of which were taken into account when this decision made by her. She then proceeds to ask me, if her son spoke to me about the smell, and this is where it was my breaking point. She said that I smell, so bad that the office smells as a result of me, referring to me as “you guys” in a way referring to my race(I’m a brown guy). I take extremely good care of my personal hygiene, so it’s not the fact of what she said that really bothered me as I know I don’t, but the unprofessionalism, racism, and disrespect I felt from that comment. As she hung up the phone I didn’t know what to say, so I didn’t say anything but ok, as I needed to process what just happened. As I said earlier me and the son became good friends so much that he would tell me all of the struggles of working for his mom and his personal feelings regarding working for her, and so I decided to message him about how I felt, because I felt if anything he as the middleground of this office, the only “normal” person in the office who remembers people are human, and honestly the only one who treats others with respect. If anything he was the closest to an HR i’d have. Come to find out, she fired her own son the day before after I went home, under the pretense that he “wasn’t working hard enough.” It’s ironic given that the literal day before this happened last Wednesday the son was telling me that Monday night he stayed in the office to help catch up on everything while also studying for finals and didn’t even go home or get sleep getting both his work and college work done. By this point after speaking to the son, and me and him sharing our difficulties working for Ms. Salami, I decided to send a very professional message to her saying how her comment made me feel, in conjunction with her lack of understanding regarding my personal time and schedule. To which the first sentence she sent to me was as followed:
“Wow [my name] This is so unnecessary. You are unnecessarily sensitive.”
This was then followed by her saying she wishes to have me back and apologizing to which she then counteracted her entire statement many times over saying that if she were me she wouldn’t mind if someone said she smelled, and made comments like those.
That was my breakpoint and from here I basically asked her when she wanted me to drop the keys to the office, and she said Monday. I was not home until very late Monday night, so I told her early that day I would drop it off yesterday (Tuesday). Yesterday morning she sent me a text to leave the keys with the pharmacy next door and at around 10:45 in the morning I dropped them off and wished her company good luck, and stated to assure my final paycheck be paid this Friday per usual for the 20 hours I worked.
She sends me this message around 3:
[My name]..where are the original keys l gave you. The keys you dropped looks like they were recently made. I need an explanation otherwise payroll will be withheld.
Upset, I reply asking her why I would have a need to copy her keys, as those are the original keys she gave to me, funnily enough I only got those keys a week and a half ago and trust me the last thing I want is keys to that crappy excuse of an office. She is yet to reply, but my questions still remain now.
  1. Does she have any right to withhold my final paycheck especially now that she has the keys returned to her?
  2. In the event I’m not paid this Friday what’s my best course of action?
  3. This isn’t a question, but an ask from someone who’s been going through it with life and struggling to manage it and now having to deal with this, please do not allow a business that treats its employees, like this prosper, please help it receive the poor judgement it deserves, do not let an office like this be around for the next victim.
  4. If you want anything clarified, or just have more questions regarding the story feel free to reply and I can give an answer.
Note: I did speak to the son and he said I should get paid, and not to worry, but I just wanted the advice just in case. Rather be safe than sorry.

2024.05.29 07:40 Creepy-Ad-1558 I think my job might be discriminating against me for having a broken ankle

This is a very long story with a lot of moving parts. I work for a company with unlimited PTO. 0 benefits or health insurance. I took the job because of the unlimited PTO.
I have been there for about 2 years. Never gotten in trouble. Last December I broke my ankle. I worked out with my boss that I could take off 3 days of work for surgery and would be back to work after my surgery. I go to PT twice a week and on the days I go to PT, I worked out with my boss that I do not take a lunch break on those days. (My lunch break is my dr. prescribed PT). This has been going on since February, no problems. In April I had to have a second surgery on my ankle, I took off 4 days and had to resume PT.
Last week I got called into my owners office. (Not my boss, the owner of the company who does not have anything to do with this stuff on a normal basis) and was asked why I have taken off so much PTO. He counted all my pre planned days off that was in our time request sheets, as well as my PT. Without consulting with my manager. (PT is not in my time request sheets. It’s a block in my calendar). Between surgery and my PT days (3 hrs per week) he tracked 4 weeks PTO. I told him this was wrong as I do not take a lunch break on my PT days. he said no one asked me to do that and it still counts as PTO whether I take a lunch break or not.
He then told me I get no more time off this year. Sick or vacation. This is causing me extreme anxiety as I still cannot walk and need PT to go back to normal life.
A day later, the owner pulled employees into his office. (One of which JUST started under the offer of unlimited PTO. That’s why she took the job) and told them that we now get 2 weeks vacation. This includes vacation and any sick time. He did not request that the new employee sign a new offer letter. He said that employees abused the unlimited PTO offer and it is now not on the table. My company is very small. It was very obvious I was the employee who “abused” the PTO.
My question is, do I have any rights here? Since I’m not taking lunch breaks and still working 40 hours, does this count as PTO?. Am I being discriminated against? I have never been warned about PTO or told I’m taking too much off. I also was never asked to sign a policy change document stating we do not have unlimited PTO anymore. I was told that my work has not slipped and my boss maintains that he is happy with my performance.
And for the new employees, do they have any rights?
I’d love some help, I feel stuck!

2024.05.29 07:26 counselorntherapist I told my 15 year old to do a work task and he lied. Did I deal with it correctly?

So I am self employed. My son is off school last week for the summer holidays. After 3 days of break (where he was hooked on his ps) I wanted him to be productive and gave him a task where he had to create a digital directory of my clients(around 100) from their busoness cards I could have had it done through my office employee but I wanted my son to learn and start with something. It was an hour or two job which he didn't do for 3 days, infact he lied that he has almost finished it up and only a few cards are left. It really hurt me. Then today, on the 3rd day I lost my patience and gave him a lec ture that this is our business and he is 15 and he should be responsible and this directory is important as this is stepping stool to cold calling etc for which I will train him and teach him about our products etc. Further, I also told him that more than anything, I am hurt that he lied to me, and he should be ashamed. Then I took his ps controller and told him he is n9t getting it back unless he finishes the task. Should I give him more time to enjoy his vacation, or as a father I am doing good to start giving him work responsibilities? One thing is that he hates desk jobs. He is active and wants to do work that requires labor or constant movement, and I don't want him to start shy away from the work I do.

2024.05.29 07:19 gauge218 is there any way to actually have hr do something about a manager harrassing me and several other associates?

my store got a stand in food safety manager a few months ago after out old one was transfered, and this manager has been terrible to work with since. it started small with her just never helping anyone when we had rushes, not communicating clearly, and other general bad manager stuff.
recently though its progressed pretty badly. for context, my store has 6 trans associates out of our 25ish total. this manager is getting increasingly transphobic, it started off as misgendering those of us who don't pass as well (though literally no one else has trouble), to making a comment in front of a trans employee about how she doesn't trust us and doesn't think trans people should use public bathrooms because we are predators, to making remarks that border on sexual harrassment (commenting on specifically me and another trans guys breasts and genitals).
at this point, there are now 6 of us who are actively trying to avoid being scheduled with her, even letting our hours be cut because we don't feel safe working with her. its been reported to hr numerous times and nothing has come of it yet. out gm is trying his best it seems to keep us off shifts with her, but some of us can't afford to have our hours cut any futher. other managers work to have us away from her if times overlap, but this can't keep going. does anyone know a way to get this taken care of quicketaken more seriously but upper management??
tldr: my store is about 1/5 trans and we recently got a new manager who is being super transphobic to the point of sexual harrassment and it seems as if it isn't being taken seriously by hr, is there anything we can do?

2024.05.29 07:10 Loud-Bar-9473 AITAH for filing a legal complaint against my ex boss?

I guess this would be a “would I be the AH?”. A little context, I 27 (F) worked at a preschool for the past year and my boss obviously had no idea how to run a business. For the first 7 months I worked Monday through Friday for 6 hours straight, 8:30 am - 2:30 pm, and not once did she offer any sort of break or meal period. When I tried to bring it up after the first few months (I didn’t know how to bring it up before since I was the new person) she basically gaslighted me questioning why I was already burnt out because I am “so young”. 3 months later I was fed up and told her that I need a break during my shifts. At first she told me no, and later that night she texted me saying she changed her mind and “found a way” that I could have a break. Another month goes by and she tells me that she thinks we could rearrange the schedule where I’d get to work 3 days in the morning and 2 in the afternoon. I thought it was a great idea so I could get a little extra sleep, although what she failed to mention and didn’t mention it till the week before the schedule change was that me working in the afternoon would mean I’d get paid $4 less those days. So instead of $22 an hour I’d only get $18. I was pissed, and when I tried to tell her no, that I’m not okay with this she told me “too bad it’s too late to change it now”. Tbh I quit on the spot a few days later because I felt so disrespected and used that I couldn’t take it anymore. Now I’m trying to decide whether or not I file a complaint to the CA Industrial Relations board. In CA if an employer fails to provide a rest/meal break to their employee they owe them 1 hr of pay for every shift without a break. I’m sure you can imagine how much money I’d make from it. But I’m having a moral dilemma because it’d likely make her go bankrupt due to her being a small home based preschool. I can even report her for not having labor laws posted where employees can see them, she didn’t have anything like that posted for us.
So Reddit, should I do this or would I be the AH??

2024.05.29 07:09 Illshitonu6 Wife Feels Kids Only Deserve the Court Schedule

Very long for context...
I 45M have two kids, 12 and 7 with my first wife. We were married 10 years and dated for 17. Before marrying (A) while during a break up I fathered a child with a childhood friend we will call (B), that child is now 19. (A) and I worked through it and got married. I thought she accepted the mistake, and we would move forward. However, she made absolute hell for me to be present and an active father in the 19 Year Olds life. She treated him as a second class child, wouldn't allow him to visit regularly, say he cant come on family vacations, would cook for our shared kids and conviently forget the previous child was there and needed to eat. I had to constantly block and cover to make him not feel traumatized by this, but sadly it didn't work. He is not well emotionally.
I was a dumb ass and allowed this reprehensible behavior out of fear of making the youngest two statistics and truth be told because I have been in the same house with them their entire lives I have a different bond so divorce for this reason was out of the question. (A) justifed her actions as saying he is NOT our family, and he is an affair baby and its not fair she should have to share her husband with another woman. This brought 10 years of WAR in the home as I never accepted this and fought her nasty behavior every inch and fugured we would figure it out...I genuinely loved her. When I say hell I'm talking physical altercations, months of not speaking and sex, financial black male the works everything but infidelity.
I personally kept a cordial relationship through those times with (B) to at minimum go see my son on every other weekend (sometimes sneaking), attend as many of his parent and school events and provide for him financially even through protests from (A). (B) was a model baby mama. Never drugged me through the courts, never intentionally caused drama in my marriage although (A) swore anything good I wanted to do for the 19 Year old was because I had feelings for (B).
Fast forward to the 19 year old teenage years 16 17 and 18 the trauma started to become apparent and I needed to be involved more to help and try to still have a productive adjusted child. This made war and fights at home nuclear. As she didn't want him in our home (but I did), didn't want the younger kids to be all together with him (they love their brother) and I refused to back down. It came to head when a verbal altercation turned very close to physical and the 5 year old started crying and wanting to leave.
It was time to make a decision for everyone and I chose to leave filed for divorce. Welll, long story short I ended up marrying (B) in vegas NYE. I got mesmerized by her grace during my marriage and her advocating that all children are equal and she would never be like that. LIES
FYI I am a very involved father I would have fought for custody but their mother is a great "mother" I can't deny that so I have an extended schedule every 1st 3rd and 5th Thurs to Tuesday, private school education, hefty child's support months in the summer, and even and odd year holidays and breaks.
(B) had become a completely different person. She has become (A) but with the added caveat that "you was not an involved father with our child and you let that bitch dictate your relationship with ours sooo what makes her better than me". Literally saying things like "damn how many practices and games and events do you have to be at" "why didnt you run that schedule by me", "when you there with them means your not here with me and I deserve more" or "You send her 2K a month why should you buy them anything extra" As you can probably guess (A) and (B) refuse to be in the same oxygenated room together so blending is not an option.
AITH for filing for my second divorce after 6 months?

2024.05.29 06:26 Erminger N12 eviction timeline, recent example 7 months from N12 served to eviction. LTB is still trash

Thanks to our favorite website, there is some insight in N12 wait times and the process.
Citation: Shemchuk v Nacu, 2024 ONLTB 32896 Date: 2024-05-22 File Number: LTB-L-099252-23
N12 served on December 8 2023 Hearing April 24th 2024
LTB order May 22 2024 Eviction date June 30 2024
It came down from waiting on hearing for 8 months + 2 for 60 day notice to 7 months from serving notice to eviction.
And this is one of those more convoluted cases that people here would salivate about.
Failed sale, multiple N12s, police called etc
The Tenant testified the on or about February 20, 2024, the Landlord scheduled an appraisal at the rental unit, with an appraiser from RBC. The Tenant testified that an individual came to the rental unit, who allegedly was from TD bank, however this individual was unable to provide a business card to the Tenant to identify himself and did not come prepared to take proper photos as he only had his cell phone. The Tenant further testified that this individual attempted to call the Landlord but was pretending to speak with someone on the phone. The Tenant testified that she called the Police regarding this incident. I heard the Tenant’s submissions regarding this incident, and although I understand it made the Tenant uncomfortable, I do not view this incident as an act that undermines the Landlord’s good faith intention.
  1. I heard the Tenants submissions regarding the Landlord wanting to sell the property back in July 2023, however I am satisfied on a balance of probabilities, that due to their current financial circumstances this intention had changed. I also considered the Tenants submissions regarding the Landlord selling the property after the Tenant vacates, however this submission is based on mere speculation, and the Tenant did not provide evidence to substantiate this.
________________________________________________________________________________________________________
Another order, LTB in true mafia trash tradition. Fahd Ahmed is the landlord if anyone wants to read it for themselves.
THIS IS WHAT LTB ALLOWS TO HAPPEN IN BROAD DAYLIGHT IN THE COURT. COMMON ROBBERY WHERE LTB IS HOLDING THE LANDLORD DOWN.
The Landlord waives the rent owed by the Tenant for the month of December 2023 in lieu of compensation to be paid to the Tenant for the N12 notice of termination under section 48.1 of the Act.
  1. Provided the Tenant gives vacant possession to the Landlord on or before May, 31, 2024, the following shall apply in respect of arrears of rent and the application of the last month’s rent deposit:
a. The $700.00 rent arrears owing for the month of January 2023 is waived by the Landlord.
b. The $3,500.00 rent arrears owing for the month of March 2023 is waived by the Landlord.
c. The monthly rent owing for the months of January 2024, February 2024 and March 2024, for a total of $14,000.00, is waived by the Landlord.
d. The last month’s rent deposit of $3,500.00 shall be applied to the last month of the tenancy, for the period between May 1, 2024 to May 31, 2024.
  1. In the event the Tenant does not provide vacant possession of the unit to the Landlord on or before May 31, 2024, then the arrears of rent in the total amount of $18,200.00 for the period ending on April 30,
What court in the world would preside over something like this?? And this is why I say LTB is trash. Please don't say they agreed, they agreed because they had no choice. And LTB facilitated theft of 18K. Just for not paying this rent tenant should have been evicted.
Anyway, hopefully that 18K buys them a nice tent.

2024.05.29 06:09 hswilliams_ The Ultimate Guide to Designing Metal Office Buildings

In recent years, metal office buildings have gained immense popularity due to their durability, cost-effectiveness, and modern aesthetic appeal. This trend is driven by the need for sustainable, flexible, and efficient workspace solutions. Designing a metal office building requires careful planning and consideration of various factors to ensure it meets both functional and aesthetic requirements. This comprehensive guide will walk you through the key aspects of designing a metal office building, from conceptualization to final construction.

Understanding the Benefits of Metal Office Buildings

Durability and Longevity
Metal buildings, particularly those made from steel, are known for their durability and resistance to harsh weather conditions, pests, and fire. This makes them a reliable option for long-term investments. The robust nature of metal structures ensures they can withstand natural disasters better than traditional buildings.
Cost-Effectiveness
One of the major advantages of metal office buildings is their cost-effectiveness. The materials are often less expensive compared to traditional construction materials. Additionally, the construction process is faster, reducing labor costs. The efficiency in construction also means less downtime for businesses.
Sustainability
Metal buildings are highly sustainable. Steel, for example, is 100% recyclable and can be reused without losing its properties. Moreover, the energy efficiency of metal buildings can be enhanced through proper insulation and the use of energy-efficient windows and doors, reducing the overall environmental impact.
Flexibility and Customization
Metal buildings offer great flexibility in design. They can be easily expanded or modified to accommodate changing business needs. The versatility of metal allows for innovative architectural designs, making it possible to create unique and modern office spaces.

Initial Planning and Conceptualization

Defining Your Requirements
Before diving into the design, it’s crucial to define the specific requirements of your office building. Consider factors such as the number of employees, the type of work being done, and any specific needs related to your industry. This will help in creating a design that supports productivity and meets operational needs.
Budgeting
Establish a clear budget for your project. This includes not only the cost of materials and construction but also any additional expenses such as permits, landscaping, and interior design. Having a detailed budget will help in making informed decisions throughout the design and construction process.
Site Selection
Choosing the right location is vital for the success of your metal office building. Consider factors such as accessibility, proximity to clients or suppliers, and local zoning regulations. The site should also have adequate space for future expansion if needed.

Design Considerations

Architectural Style
The architectural style of your metal office building should reflect your company’s brand and values. Whether you opt for a sleek, modern look or a more traditional design, metal buildings can be customized to achieve the desired aesthetic. Pay attention to elements such as the façade, roofing, and window styles.
Layout and Space Planning
Effective space planning is essential for creating a productive work environment. Consider the flow of movement within the building, the placement of workstations, meeting rooms, and common areas. Open-plan layouts are popular in modern office design, but it’s important to include spaces for private work and meetings.
Structural Design
Work with a structural engineer to ensure that your building’s design is not only aesthetically pleasing but also structurally sound. The engineer will take into account factors such as load-bearing capacities, wind resistance, and seismic activity to ensure the building’s safety and stability.
Insulation and Energy Efficiency
Proper insulation is crucial in metal buildings to maintain a comfortable indoor climate and reduce energy costs. Use high-quality insulation materials in the walls, roof, and floors. Additionally, consider energy-efficient windows and doors, and incorporate passive solar design principles to maximize natural light and heat.

Sustainability and Environmental Impact

Green Building Materials
Opt for environmentally friendly materials wherever possible. This includes recycled steel, low-VOC paints, and sustainable insulation options. Using green building materials not only reduces the environmental impact but can also improve indoor air quality and contribute to a healthier work environment.
Renewable Energy Integration
Consider integrating renewable energy sources such as solar panels or wind turbines into your building design. This can significantly reduce your reliance on traditional energy sources and lower your operating costs. Additionally, it demonstrates a commitment to sustainability, which can be a valuable asset for your company’s image.
Water Conservation
Incorporate water-saving features such as low-flow fixtures, rainwater harvesting systems, and efficient irrigation systems for landscaping. These measures can help reduce water consumption and contribute to overall sustainability goals.

Construction and Project Management

Choosing the Right Contractor
Selecting a reputable and experienced contractor is crucial for the success of your project. Look for contractors with experience in metal building construction and check their references and past projects. A good contractor will be able to provide valuable insights and help streamline the construction process.
Project Timeline
Develop a detailed project timeline that outlines each phase of construction, from site preparation to final inspections. This will help ensure that the project stays on track and within budget. Regularly review and update the timeline as needed to accommodate any changes or delays.
Quality Control
Implement strict quality control measures throughout the construction process. This includes regular site inspections, material testing, and adherence to building codes and standards. Ensuring high-quality construction will prevent future issues and prolong the lifespan of your building.

Interior Design and Finishing Touches

Ergonomic Workspaces
Design ergonomic workspaces that promote employee well-being and productivity. This includes comfortable furniture, adjustable workstations, and proper lighting. Consider incorporating standing desks, collaborative spaces, and quiet zones to cater to different work styles.
Aesthetic Appeal
The interior design should reflect your company’s brand and create an inviting atmosphere. Use a cohesive color scheme, modern finishes, and quality materials to enhance the overall look and feel of the space. Incorporate artwork, plants, and other decorative elements to add personality and warmth.
Technology Integration
Integrate modern technology to create a smart office environment. This includes high-speed internet, wireless connectivity, and smart lighting and HVAC systems. Additionally, consider implementing a building management system (BMS) to monitor and control various building functions for increased efficiency.

Maintenance and Long-Term Considerations

Regular Inspections
Schedule regular inspections to identify and address any maintenance issues promptly. This includes checking for signs of wear and tear, ensuring the integrity of the building’s structure, and maintaining the HVAC and electrical systems.
Upgrades and Modifications
As your business grows and evolves, your office building may need upgrades or modifications. Metal buildings are particularly well-suited for expansions and renovations due to their modular nature. Plan for future needs and ensure that any changes are seamlessly integrated into the existing structure.
Sustainability Practices
Continue to implement and improve sustainability practices over the life of the building. This includes maintaining energy-efficient systems, recycling programs, and promoting eco-friendly habits among employees. Regularly review and update your sustainability goals to keep pace with advancements in green technology.

Conclusion

Designing a metal office building is a multifaceted process that requires careful planning, innovative thinking, and attention to detail. By considering factors such as durability, cost-effectiveness, sustainability, and customization, you can create a workspace that not only meets your current needs but also adapts to future changes. With the right approach, your metal office building can become a modern, efficient, and inspiring environment for your business.

Should’ve taken her son to urgent care over 24 hours before she knew he needed to be seen. Posting for a friend
A friends young son has been very sick for over a week now. Hes currently trying to recover from pneumonia while also having asthma. She let the main boss know BEFORE the schedule was sent that if certain symptoms didn’t improve/got worse, that she was to take her son to urgent care on Sunday. He scheduled her anyway. She called off when it became apparent that her son was in a situation where he needed to be seen again asap. She actually texted the manager working that day 4 hours before her shift but the manager working didn’t see it until about an hour before hand. The ways to improve just icks me out to no end.
